Terms & Conditions

1. Booking
You register on-line your name, address, residence details, etc., along with your desired arrival and departure dates for a minimum of one week.You can also state whether or not you will be bringing your own linens. The option of having the house cleaned upon departure is already ticked as this is a mandatory service. It is not permitted to have more people staying in the apartment than already stated on your booking form. Pets are not allowed.

2. E-mail and contact
When you have filled in the form, it will be sent automatically to us by email. We will then contact you as soon as possible to confirm arrival/departure dates and availability.

3. Invoice
We will send you an invoice along with confirmation of your booking. This document serves as the contract between both parties.

4. Payment
You will be asked to pay the required amount in two instalments, unless the booking is made within two months of the arrival date, in which case you must pay the amount due in full at least one week before arrival.

5. Arrival and departure
You will have access to the apartment from 15.00 (3pm) on your date of arrival. The key to the apartment will be handed over once you have paid the deposit of €250. Should you notice any defects or problems with the apartment upon arrival, please inform us immediately. Please vacate the apartment and hand back the key before 10.00 (10am) on your date of departure.

6. The apartment
Please report any damage to the apartment and/or broken or damaged items arising as a result of your own actions. The costs of such will be deducted from your deposit. Should the damage amount to more than €250, we will work out a suitable arrangement with you.

7. Liability
We are not liable in any way for any damage or personal injury, including that caused by the tenant to third parties or inflicted by third parties on the tenant and/or their property.

8. Cancellation
The lessor will charge the following amounts depending on the date of written cancellation by the lessee:For cancellation up to 90 days (excluding) before the start of the rental period: free of charge
For cancellation from 90 days (inclusive) to 42 days (exclusive) before the start of the rental period: 30% of the rental price
Cancellation from 42 days (inclusive) to 28 days (exclusive) before the start of the rental period: 50% of the rental price
Cancellation from 28 days (inclusive) to 14 days (exclusive) before the start of the rental period: 75% of the rental price
Cancellation as of 14 days (inclusive) before the start of the rental period: 100% of the rental price
If the tenant does not notify the lessee that he will not (any longer) use the hired room until the day of commencement of the hire period or during the hire period, the full hire price shall be due by the tenant.
